The site is within a greenfield area of high ecological value, supporting diverse wildlife including ground-nesting birds, bats, and hedgerow species. Development would result in loss of agricultural land, habitat fragmentation, light pollution [and] negative impact on the River Test, a protected chalk stream. The proposal fails to address the 10% Biodiversity Net Gain requirement under the National Planning Policy Framework
